Project Manager – Exterior Restoration & Waterproofing

Location: Hyattsville, MD (Covers DC / Maryland / Northern Virginia)

This is a field-driven Project Manager role for someone who thrives on jobsite problem-solving, tight execution, and leading crews through complex exterior restoration and waterproofing projects. You’ll manage high-visibility work ranging from mid-six-figure to multimillion-dollar scopes, keeping schedules, budgets, safety, and client expectations fully aligned. What You’ll Do:

• Lead multiple restoration and waterproofing projects from preconstruction through closeout
• Maintain full responsibility for scheduling, production tracking, safety, forecasting, and field execution
• Conduct job walks, plan access (lifts, swing stages, scaffolding), and coordinate materials and deliveries
• Work closely with Estimators during handoff and maintain disciplined documentation throughout each project
• Manage submittals, RFIs, permits, change orders, cost control, and client communication
• Keep Foremen, subcontractors, and crews aligned on daily priorities and expectations
• Ensure updated drawings, scope clarifications, and material specs are communicated to the field
• Apply strong working knowledge of building envelope systems including masonry, concrete, coatings, sealants, stucco, and waterproofing membranes
• Use tools such as Procore, CRM platforms, and client portals for documentation and transparency
• Drive projects to completion with clean closeout packages, warranties, punch lists, and confirmed milestones

What You’ll Need:

• 2+ years of experience managing exterior restoration, waterproofing, façade, structural repair, or building envelope projects
• Strong field awareness, sequencing ability, and hands-on knowledge of lifts, swing stages, shoring, coatings, and sealant work
• Ability to read and interpret commercial drawings and technical specs
• Proficiency with Microsoft Excel, Word, and willingness to learn new technology and digital tools
• Valid driver’s license and clean driving record
• Comfort with early start times and a fast-moving work environment
• Bilingual Spanish is a plus
