We’re looking for a driven, detail-obsessed individual to join our Roofing and Waterproofing Division, working directly under the Director of Roofing and Waterproofing on some of the city’s most challenging and high-profile exterior projects. Royal’s Roofing and Waterproofing division has made an impact in the NYC market with re-roofs using some of the best manufacturers such as Siplast, Sika, Soprema, Kemper and etc. The Roofing and Waterproofing division is one of the fastest growing divisions in Royal and we are looking to continue growing by hiring ambitious Project Managers that can incept a project and lead it to completion with seamless communication and documentation control.

Role Overview

Royal is seeking a Project Manager with strong experience in exterior repairs, restoration, and renovation. The Project Manager will oversee project scope, cost, and timelines through all construction phases until the final closeout. The ideal candidate should be a proactive problem solver, highly organized, and skilled in managing conflicts while driving project success through motivation, accountability, and teamwork.

What You’ll Be Doing

•⁠ ⁠Review materials and products for long-lead items and research sourcing options.

•⁠ ⁠Develop project schedules and forecast manpower needs to maintain budgets and timelines.

•⁠ ⁠Coordinate with the Drafting Department to ensure compliance with NYC laws and regulations.

•⁠ ⁠Manage the preparation of shop drawings and fabrication details.

•⁠ ⁠Obtain necessary permits and licenses in coordination with the Pre-Construction Specialist.

•⁠ ⁠Lead or attend project kickoff meetings with architects and clients.

•⁠ ⁠Conduct ongoing project planning meetings and provide progress updates to clients.

•⁠ ⁠Prepare and negotiate contract time revisions and change orders.

•⁠ ⁠Collaborate with the Finance Department to submit monthly payment applications.

•⁠ ⁠Coordinate with Procurement to secure the required materials and supplies.

•⁠ ⁠Ensure subcontractors execute their contracted scope of work.

•⁠ ⁠Identify construction conflicts and risks, communicating them to the project team.

•⁠ ⁠Oversee project closeout, including resolving all punch list items.

What We’re Looking For

We’re after a superstar—someone who:

•⁠ ⁠Has a strong experience/knowledge in SBS and Liquid Applied Conventional and I RMA roofing systems.

•⁠ ⁠Can communicate clearly with building owners, architects, consultants and colleagues.

•⁠ ⁠Thrives in a fast-paced environment.

•⁠ ⁠Minimum 2 years of experience as a Project Manager or Assistant Project Manager.

•⁠ ⁠Experience in restoration or a related industry.

•⁠ ⁠Ability to read and interpret floor plans , drawings, specifications, and safety documentation.

•⁠ ⁠Technical proficiency in building construction techniques and materials.

•⁠ ⁠Strong proficiency in Microsoft Project, AutoCAD, Bluebeam, Microsoft Office, and spreadsheets.
